A planned commercial hub · Numan Road, Yola

Build your business with a place of its own.

Himaz Trade Center is planned around a practical idea: pair a commercial space with a business category, then bring retail, wholesale and warehousing into one 22-hectare destination on Numan Road.

Ask for today’s category availability and a written offer. No commitment is made by requesting details.

The business idea

Start with the business you want to build.

A shop is only the beginning. You also need to decide what to sell, how to store or display it, where to source it and what kind of customers you want to serve. HTC’s plan brings those questions into the commercial-property conversation from day one.

Retail · planned

A customer-facing shop

The concept sets aside 50 retail business categories. Examples in the project materials include provisions, clothing, footwear, household goods, cosmetics and building supplies.

Ask which categories and units are currently available.

Wholesale · planned

A shop with room for stock

The other 50 planned positions pair a shop with a warehouse for wholesale and distribution businesses that need customer access as well as storage.

Confirm the exact unit, floor area and use in writing.

A hub is useful when its parts can work together.

The proposed mix could place retailers, stockists and complementary trades closer together. That is a plan for the ecosystem—not a promise of customers, sales or profit for any individual business.

Why this mix, and not a random set of shops

The categories are chosen so parts of the hub can feed each other’s customers and supply chains. These are intended conveniences of the layout, not a promise of customers, supply, turnover or profit.

A construction cluster

Cement, tiles, plumbing, electrical, paint, roofing sheets, steel, doors and wood sit close enough that a contractor can source several trades in one visit.

A food & grocery cluster

Rice and grains, flour and sugar, cooking oil, seasonings, beverages and packaged foods — retailers and wholesalers of the same supply chain in one place.

An electronics & energy cluster

Computers and gadgets, electrical appliances, solar materials and batteries grouped so a customer comparing options does not have to cross the city.

From entrepreneur to business owner

Most people don’t lack ambition. They lack a starting point.

HTC reverses the usual order. Instead of buying a shop and then wondering what to put in it, you choose the business first and secure the position built for it.

  1. 01

    Today

“I want to start a business, but I don’t know where to begin.”

  2. 02

    Step one

Choose your business category and secure your commercial position.

  3. 03

    Step two

Connect with suppliers and set up your operations.

  4. 04

    Step three

Open your doors and begin serving the market.

  5. 05

    Long term

Grow from retailer into wholesaler, distributor or regional supplier.

This describes the intended path, not a guaranteed outcome. How far a business travels along it depends on its category, capital, pricing, management and the market.

The case for owning

Own it. Don’t rent it.

Every naira you pay in rent builds someone else’s asset. Trade Center is built for business owners who would rather that money build their own — and who want the same verification standard Himaz applies to every estate: real title, real documentation, shown to you before you pay.

Ask what a position would cost me

Who this fits

  • ✓Retail shop owners who want to stop renting
  • ✓Wholesale & distribution businesses needing stock space
  • ✓Logistics & storage operators
  • ✓Service businesses that need a fixed, findable base
  • ✓Investors buying a commercial asset to lease out

Himaz Business Linkage Program

We don’t want to hand you a shop and walk away.

For most new business owners the hard part isn’t finding customers — it’s finding the right suppliers. So alongside the space, Himaz intends to broker introductions to manufacturers, importers, major distributors, authorized dealers, wholesalers, logistics companies and agricultural suppliers.

Read this part carefully. These are introductions, not guarantees. Suppliers and manufacturers set their own terms, and no dealership, agency or supply relationship exists unless it is written into a signed agreement. Ask for the Supplier-Linkage Framework so you can see exactly what is and isn’t included.

The questions it exists to answer

  • ?Where do I source my products?
  • ?Who is the authorized distributor?
  • ?How do I obtain a dealership?
  • ?Where can I buy at wholesale prices?
  • ?How do I reach manufacturers directly?
  • ?How do I move goods from major markets to Yola?
  • ?Who can supply me consistently?
  • ?How do I grow from retail into distribution?

Who could walk through the gate

A hub’s customers aren’t only the people living beside it.

Yola draws people in from surrounding communities and the wider Northeast, and Adamawa sits on an important regional trade position. HTC is planned around four layers of that market rather than the immediate neighbourhood alone.

Local customers

Residents of Yola and the surrounding communities.

Regional customers

Buyers and businesses travelling in from across Adamawa and neighbouring states.

Northeastern traders

Wholesalers, retailers and distributors operating across the region.

Cross-border trade

Adamawa’s proximity to Cameroon may create opportunities for legitimate regional trade — subject to customs, trade and regulatory requirements. No trade volume is guaranteed.

This is the commercial rationale for the location. It is not evidence of any particular level of footfall, customer demand or sales, and no visitor or trade volume is guaranteed.

Decide with the facts in front of you

50 questions buyers ask before deciding.

The answers below reflect the project concept and the information reviewed. Your exact rights, costs, availability and remedies come from current written documents. If a detail is not documented, ask Himaz to confirm it before you pay.

The project and the business model

9 questions
What exactly is Himaz Trade Center?

HTC is a planned 22-hectare commercial development on Numan Road in Yola. Its proposed model combines retail spaces with shop-and-warehouse opportunities and shared commercial facilities. The 50 retail + 50 wholesale/distribution positions are the concept, not proof that all spaces are built, occupied or allocated.

How is it different from an ordinary shopping complex?

The plan links a commercial space to a designated business category and aims to create a connected retail, wholesale and distribution environment. The final rights, services and obligations depend on the written commercial terms.

Am I buying a shop, a business, or both?

The transaction is for the specific property interest written into your offer and agreement. A business, inventory, dealership or operating income is not included unless the signed documents explicitly say so.

Why 50 retail and 50 shop-plus-warehouse opportunities?

That is the proposed balance: customer-facing retail alongside wholesale and distribution businesses that may need storage. Confirm the current layout and actual unit mix from the approved plans.

Are there 100 businesses already operating?

No. The 100 positions describe the proposed ecosystem. Ask for the current development status and dated availability list.

What evidence shows there is demand for every category?

The playbook recommends validating demand by category through market research, trader discussions, expressions of interest, supplier discussions and customer feedback. Ask to see the evidence supporting the categories you are considering.

What if these goods are already sold elsewhere in Yola?

Existing businesses are part of the market. HTC's proposition is an organised destination with multiple categories together; it does not remove outside competition or guarantee customer preference.

Could another centre copy the idea?

A concept can be imitated. HTC's intended differentiation is the combination of location, category mix, shop-and-warehouse model, shared facilities and coordinated management. Execution and customer demand will determine how well that works.

What is the long-term goal?

The stated ambition is a recognisable commercial destination in Yola where retailers, wholesalers, distributors, suppliers and customers can trade within one organised development. It is a goal, not a guaranteed outcome.

Business categories and support

9 questions
What kinds of businesses are being considered?

The ecosystem document lists categories across everyday retail, food, fashion, household goods, agriculture, health, building materials, electronics, automotive and logistics. Examples include provisions, clothing, pharmacy, furniture, rice and grains, cement, solar products, spare parts and agricultural inputs. The final permitted list and current openings must be confirmed with Himaz.

Can I choose any business I want?

The concept uses designated categories. Ask for the current category list, allocation policy and permitted-use terms before choosing; the final agreement and management rules control.

Does category exclusivity mean a monopoly?

The intended distinction is category differentiation within HTC only. It does not give an owner a monopoly over Yola, Adamawa or the wider market. Any internal exclusivity must be expressly defined in the signed terms.

Can I change my category later?

That depends on the allocation policy and management rules. Request the written change and approval process before committing.

What stops another HTC owner from changing to my category?

The playbook intends to manage category duplication through permitted-use rules. Ask for the allocation and enforcement policy and confirm that any category protection you rely on appears in the agreement.

Will Himaz find suppliers or give me a dealership?

Himaz intends to facilitate introductions to suppliers, manufacturers and distributors where possible. Third parties set their own requirements; no supplier, agency or dealership relationship is guaranteed unless documented in a signed agreement.

Will Himaz provide stock or run my business?

No such service is included in the package reference. The business owner is responsible for capital, stock, staff and day-to-day operations unless a separate written agreement states otherwise.

What if I am new to business?

Choose a category you understand, or consider working with an experienced partner. Himaz may facilitate information or connections where possible, but confirm exactly what support is included in writing.

What if my category does not perform?

Business performance depends on demand, competition, capital, pricing, supply and management. Ask whether the written allocation policy permits category changes and how that works.

Location, access and facilities

9 questions
Where is the site?

The project materials place it on Numan Road, Yola South, after NNPC Depot and before AD Bashar Car Wash. Confirm the exact plot boundary and access on a site visit and survey plan.

Why Numan Road and Yola?

The project is positioned to serve Yola and surrounding regional trade. Location is a commercial rationale, not evidence of a particular level of footfall, customer demand or sales.

Will it attract customers from Cameroon or other states?

Adamawa's geography may create regional trade opportunities, subject to market conditions and applicable customs and regulatory requirements. No customer volume or cross-border trade is guaranteed.

What facilities are planned?

The project materials describe perimeter fencing and security arrangements, an administration block, worship area, clinic, restaurant/food area, internal roads and circulation, and parking/loading considerations. These are planned features; request approved drawings, phase status, specifications and delivery commitments.

Will the site have security?

Security infrastructure and controlled access are planned. No development can eliminate every security risk. Ask for the security plan, responsible operator and service arrangements.

How will customers find the center?

The site is on Numan Road and the project materials propose signage, branding and awareness activity. Ask about the actual access plan and approved signage; no level of visitor traffic is guaranteed.

What about parking and deliveries?

Parking, vehicle circulation and loading should be shown in the final site plan. Confirm spaces, vehicle size limits, access hours and loading rules before purchase.

Can trucks access the warehouses?

The warehouse concept is intended for stock movement, but access dimensions, turning areas, loading bays and restrictions must be confirmed on approved drawings and in writing.

Are these photos of completed buildings?

The aerial, billboard and site-visit images are project/site photographs with no capture date supplied. The shop and warehouse pictures are concept renderings, not completed-unit photographs.

Price, ownership and documents

12 questions
What are the current package prices?

The page shows Himaz's package reference dated 22 September 2026. It is not a live inventory feed. Ask for a fresh written offer confirming availability, exact unit, inclusions and validity period.

What size is included in each package?

The reviewed price reference describes a mini store with showroom and office, and separately one warehouse plus one shop. It does not state their floor areas. Get the measured shop and warehouse sizes and unit plan in writing before payment.

What exactly will I own?

The ownership, leasehold or other property interest must be identified in the transaction documents. Do not rely on a presentation or verbal description; have your independent adviser review the documents.

What documents should I review?

Ask for the project master plan and site plan, location map, title and survey documents, relevant approvals, unit dimensions, price/payment sheet, ownership structure, allocation policy, development schedule, infrastructure specification, management and service-charge terms, and resale/transfer rules.

Is the land properly documented and approved?

Verify this from the actual title, survey and approvals with your independent lawyer and the relevant authorities. The available project documents do not themselves prove title or approval status.

Which planning and environmental approvals are in place?

The attached project documents do not establish approval status. Request the relevant planning, environmental, construction and fire-safety documents available for the project and verify them independently.

What happens after I pay?

The signed process should explain receipts, agreement, allocation, documents, construction updates, handover and business setup. Request the step-by-step obligations and dates before paying.

Can I rent or resell my space later?

Subletting, resale and transfer rights depend on the ownership agreement and management rules. Get the conditions and any fees or approval requirements in writing.

Can I buy more than one position or bring a partner?

This depends on availability, allocation policy and the ownership structure. Obtain written approval and document each purchaser's rights and responsibilities.

Can one buyer acquire several categories?

That depends on the allocation policy and current availability. Ask whether there are limits intended to preserve a diverse mix, and obtain written confirmation before planning around multiple positions.

What charges apply after purchase?

The reviewed reference does not set service charges. Ask for a written schedule showing security, maintenance, utilities, waste, common-area and management charges, what they cover and how they can change.

Are legal, allocation or other fees included in the listed price?

The price reference does not specify all inclusions or extra charges. Ask for an itemised written transaction sheet that states every fee, tax, utility or other amount due and when it is payable.

Business risk and making a decision

11 questions
Will you guarantee my sales or profit?

No. HTC is a commercial property and business opportunity, not a guaranteed-return scheme. Business results depend on execution and market conditions.

What is the return on investment?

No verified return figure is provided in the reviewed material. Assess property and business economics separately using your own assumptions and professional advice; treat projections as projections, never guarantees.

What if the business loses money?

Operating a business carries risk. Review your capital needs, working capital, demand, competition and downside scenario before purchasing. The property purchase does not transfer operating risk to Himaz.

What are the main project and business risks?

Possible risks include construction delay, inflation, changes in purchasing power, demand shifts, competition, supply problems, regulatory requirements, infrastructure costs and business failure. Ask how each is addressed in the documents and what remedies apply.

What if construction is delayed?

Request a dated development schedule, milestone reporting process, and the agreement's treatment of delay, extensions and remedies. The materials reviewed do not establish a completion date.

What happens if the project is paused or does not proceed as planned?

The project materials reviewed do not state a complete remedy framework. Ask for the written agreement's treatment of suspension, cancellation, refund rights, dispute resolution and any applicable timelines; have your adviser review it.

Who will manage the center?

A dedicated management arrangement is needed for security, maintenance, common areas, waste, administration, rules and marketing. Confirm the operator, service standards, fees and governance before signing.

Why consider this instead of raw land or renting?

Raw land, rented premises and a commercial unit serve different needs. Compare the exact property rights, upfront and ongoing costs, flexibility, development status and your business plan; HTC may suit some buyers and not others.

Why commit before development is complete?

An early buyer may be able to choose from the categories still available, but also takes on development and timing risk. Review the current schedule, your written rights and your financial capacity before deciding.

What if all 100 categories are allocated?

The initial category allocation may close while later commercial activity depends on the master plan, delivery and demand. Ask Himaz what phases and future spaces are actually approved and offered.

What should I do next?

Request the current written offer and due-diligence pack, verify it independently, ask questions about the exact unit and category, and arrange a site visit. A WhatsApp or form inquiry is not a reservation or purchase agreement.
