A brochure can tell you what a seller wants you to see. Verification establishes what you are actually buying. Before committing to a plot in Adamawa, bring the seller’s claims, the site and the records together.
Identify the seller and their authority
Ask who owns the interest being offered and who has authority to sell it. If an agent is involved, establish whom they represent. Company registration, an attractive office and a familiar face do not by themselves establish title to a particular parcel.
Request the property file
Ask for the relevant title documents, survey information and details of earlier transfers where applicable. Make a list of documents already issued, documents being processed, and documents you would receive after purchase. An application or acknowledgement should not be presented as an issued certificate.
Give copies to an independent property lawyer. Their review should address the seller’s interest, any restrictions and the approvals or registration steps needed for your transaction.
Arrange an official records check
Use ADGIS and the relevant Adamawa land offices to establish the appropriate search and verification process. ADGIS provides land-information and mapping services; visiting a website alone does not clear a particular plot. Ask for a documented search outcome tied to the parcel you intend to buy.
Match the survey to the ground
Inspect the actual plot. Have a qualified surveyor check the location, area, boundaries and beacons against the survey information. Look at access, drainage and neighbouring occupation. A video tour can support an inspection but does not replace a survey check.
Put costs and promises in writing
Your quotation and agreement should identify the plot, price, instalment dates, additional charges, allocation process and consequences of late payment. Ask which advertised facilities exist today and which remain planned.
Keep the payment trail
For a Himaz transaction, verify the company’s payment instructions through an established contact and keep each invoice, transfer record and receipt. Resolve unexpected account changes before sending funds. Traceable payment supports your records; it does not replace title verification.
There is no fixed “one-hour” shortcut for these checks. Resolve gaps before committing, and apply the same standard to every seller, including Himaz.
Contact Himaz to request the property information and arrange an inspection for a specific plot.
