The useful question when comparing land is not simply “How much is a plot?” It is “Which plot, in which location, with what documents, and on which payment terms?”

Himaz’s September price list gives you a starting point. The figures below reflect the company’s latest documented update, dated 22 September 2026. They are Himaz asking prices, not averages for every property in Adamawa.

What changed around Bank Road and the flyovers?

Road improvements can change how people reach a neighbourhood and how businesses use it. To show what happened to land prices, however, we need a comparison of equivalent plots over a defined period.

The projects must also be identified correctly. The Adamawa State Government recorded the groundbreaking of the seven-span overhead bridge and interchange on Yola–Numan Road on 21 May 2024. Separately, the State Planning Commission reported approval of a pedestrian bridge across Galadima Aminu Way, known as Bank Road. An approval, the start of construction and a completed project are different milestones.

For a meaningful comparison, record the same location or genuinely comparable plots, their sizes in square metres, title and permitted use, price dates, and whether the amounts are asking prices or completed sales. Divide each price by the plot area, then calculate the percentage change between the two prices per square metre. Describe that as a nominal naira change; inflation and other factors may also explain part of it.

Meridian: four entry points

Himaz Meridian Estate is behind Fintiri 1000 Housing Estate, beside Bamanga Tukur’s farm. Its listed outright prices are ₦250,000 for 250 sqm, ₦350,000 for 400 sqm, ₦400,000 for 450 sqm, and ₦800,000 for 900 sqm.

Before selecting a size, consider your intended building, access, setbacks and the space you need around it. A plot area alone does not establish that a particular house design will receive approval.

Arewa: a different estate offering

Himaz Arewa Estate is opposite the New NYSC Orientation Camp, beside Fintiri 1000 Housing Estate in Jankasa, Yola South. Its outright prices are ₦1,450,000 for 225 sqm, ₦2,900,000 for 450 sqm, ₦4,500,000 for 700 sqm, and ₦5,800,000 for 900 sqm.

The estate’s listed facilities include security, water and electricity, green areas, CCTV, street lighting, drainage and waste management. During an inspection, ask which facilities are operational and which are scheduled, and request the applicable service charges in writing.

Fortune: the September change buyers should know

Fortune’s 450 sqm plots are available again, at ₦600,000 outright. The three-month option totals ₦650,000: ₦350,000 initially, then two ₦150,000 payments. The 24-month option totals ₦720,000 at ₦30,000 monthly.

The one-hectare parcel is now ₦7,500,000, replacing the earlier ₦9,500,000 figure. Its three-month arrangement starts with ₦3,500,000, with the remaining ₦4,000,000 completed within two months. The 900 sqm tier remains recorded as sold out.

Fortune is on Numan Road, beside Starlight Medical University and behind NNPC Depot.

Commercial packages and a new estate

At Himaz Trade Center, the SME Package is ₦2,800,000 for a mini store with a showroom and office. Warehouse Dealership is ₦7,500,000 for one warehouse plus one shop. Ask for the relevant unit specification and agreement when comparing these with residential land.

Himaz Town has announced 250, 350 and 450 sqm plot options. Its prices and location are not yet included in the current pricing reference; request a confirmed release from the team.

Compare the whole commitment

A deposit is not the total purchase price. Ask for a written quotation that separates the property price, instalment total, documentation costs, development charges and any recurring fees. Confirm availability before payment.
